Residents are renting out their property, old abandoned buildings are turning into resorts, and we even had a resort here built from scratch. They all relied on sites like Airbnb and Vrbo to find renters.

But here’s the catch: the Real McCoy Cabin owners soon realized that Airbnb and Vrbo were taking a significant cut from their marketing efforts. Not only that, but they were also at the mercy of these platforms’ rules. If the booking commissions increased, their profits plummeted, and they had no say. 

As the Real McCoy Cabins’ business grew, they still paid hefty booking commissions. Frustrated, the owner began searching for alternatives. Eventually, they stumbled upon a third-party software company that could handle their bookings. While they still had to pay some commissions, they gained much more control over their marketing efforts for new customers. 

Once I moved to town, word quickly spread that a computer geek had moved there. Two other rental owners contacted me soon and wanted me to build each website, including rental property booking software. I told them I would and started doing my research. I spent hours learning about website design, user experience, and booking software. I tested different platforms and features to find the best fit for each property. It was a challenging but rewarding process. 

How I Picked the Best Rental Property Booking Software

After researching, I found two types of rental property booking software. Third-party and licensed software companies provide two different ways for rental properties. The way the third party works is pretty simple. While the customer is on the rental property’s website and decides to book, a link takes them to the third-party site. The third-party site handles the entire booking process. The rental property is notified of the booking, and they can log in to the third-party site and see all the information. 

This method has pros and cons. One of the pros is that it’s easy for the property owner. They do not have to worry about the transaction; the third party handles everything. The cons are that there are various fees based on who you pick to provide the booking. Another drawback is that it is very apparent to the customer when they hit the booking link that they are leaving the rental site and going to a third party; for some, this seems sketchy.

From a designer’s point of view, the third party is the simplest option. However, it also has the most limitations. Once the customer leaves the original website, minimal controls exist to control the customer experience. The layout of the third-party page will be different and will not look like the original site. While you can generally add some pictures and logos, the design is controlled by a third party.

The second method involves purchasing software and installing it within the website. Many companies offer software packages that come with many choices. Some will build a theme; the designer must only cut and paste their information into the site. These can be very easy to set up and get going, but they limit your control over the overall design. Some of these packages come with a steep learning curve. While they will market them as a DIY website, there are better ways to learn how to build a website than when using rental property booking software. 

These are the best options for a designer. They require more work, but you have much more control over the website’s appearance. Each website page should have a similar feel, with the same menu, header style, and footer. Using a customizable software package lets you control the page’s appearance and the customer experience while on your site. 

Using a Rental Property Booking Software package allows customers to check availability and prices and book on the website without leaving. The only time they leave is when they make a payment. Most people are comfortable moving to a secure payment page like PayPal or Stripe.

A third-party service or licensed software Several factors can influence your choice. If you want to DIY your own site, you may want to stick to a third-party site. This is the simplest and quickest way to get your website going. If you plan to hire someone like Charlie’s Website Design, using the software with more customization is the best outcome.
